Know All Men by these presents that we Elisha Parks and Thomas Lord both of the City of Boston in the County of Suffolk and Commonwealth of Massachusetts Commission Merchants in consideration of Twelve Thousand one hundred and forty Dollars to us in hand paid by James Derby of Exeter in the County of Rockingham and State of New Hampshire, Machinist the receipt whereof is hereby acknowledged, do grant, bargain, sell, assign release and convey unto the said James all our right, title, interest, claim and demand in and to the following described Real estate Viz- a certain tract or parcel of Land lying and being in the southwesterly part of Concord in the County of Middlesex and Commonwealth of Massachusetts aforesaid and bounded as follows to wit, southerly on the south river, northeasterly on a fordway and northerly on a traveled way leading to and by the Factory to the flood gate thence running westerly on the Mill pond so as to include two small Islands in the mill pond and also including the land formerly covered by an old fulling mill near said Factory and extending to the bound first mentioned containing by estimation two acres be the same more or less or how ever otherwise bounded with the Cotton Factory, Grist Mill, Blacksmiths shop, Barn and all the other buildings thereon, the stream of water which turns and carries the wheels and Machinery of said Factory & said Mill, the Dams gates flooms, raceways sluiceways, ford, water, water courses, wheel fixtures, privileges, and appurtenances to said Factory and mill or either of them together with all and singular the ponds rights, privilege, liberties and appurtenances whatsoever to the same belonging also one other piece or parcel of land situate near the above described ~ on the southerly side of the stream containing two acres by estimation be the same more or less and bounded as follows Viz beginning at the easterly corner of said piece at a stake & used with all the privileges and appurtenances to the same belonging Also a certain Other piece or parcel of land situate in the southwesterly part of said Concord near the premises above mentioned containing by estimation one eighth of an acre be the same more or less bounded & described as follows Viz westerly on a Mill ditch so called up to the foarding way leading across the River thence easterly on said fordingway to the road northerly on the road aforesaid southerly running from a stake which stands eighteen inches from the southeast corner of where a clothier’s shop used to stand on the premises to the mill ditch aforesaid. Also a certain other piece or parcel of land with a dwellinghouse thereon standing situated lying and being in the southwesterly part of said Concord near the above described premises and bounded as follows, to wit, beginning at a stake & stones on the northeasterly side of the road leading to the Cotton Factory two feet from the south corner of the house formerly built by Hartwell and Brown, thence northeasterly forty feet to a stake & stones on the line of widow Lucy Conants land set off as her right of dower thence on said line to road aforesaid thence southeasterly by said road to the first mentioned bound containing by estimation about one quarter of an acre be the same more or less. Also a certain other tract or parcel of land containing by estimation one fourth of an acre be the same more or less lying and being in the southwesterly part of said Concord near the aforesaid premises and bounded as follows, to wit, beginning at the northeast corner of a bridge above the barn before mentioned near the flood gate thence running easterly to the top of the hill to a stake & stones thence southerly on land lately of one Bellows to Col Roger Brown’s land back of said Browns House to the road or traveled way by the factory to the first mentioned bounds Viz the northeast corner of the bridge with the shed and part of the dwelling house standing on the same. Also a certain track or parcel of land situate in the southeasterly part of Acton in said County of Middlesex containing by estimation fifteen acres be the same more or less and bounded as follows Viz. beginning at the northeast corner at the stake and stones by meadow bottom thence southerly on a straight line by land now or late of Thaddeus Balcom to Concord line to a stake & stones thence westerly on the boundary between Concord and Acton thirty seven rods an one fourth to a stake & stones thence northeasterly a straight line to a stake & stones at the meadow bottom thence northeasterly forty three rods and one fourth a straight line to the bounds first mentioned meaning hereby to convey all our right title and interest in the several tracts or parcels of land herein mentioned be the several measurements more or less on however otherwise bounded with the buildings thereon and all the privileges and appurtenances to the same belonging to have and to hold all and singular the afore granted premises to the said James his heirs and assigns to their use and behoof forever as fully as ever do by virtue of our deeds from Ephraim H. Bellows all of which with other tracts or parcels of land not here in ~ may be found recorded in the Middlesex Registry of Deeds Book 306 page 289. To have and to hold the abovegranted premises to the said James Derby his heirs and assigns, to their use and behoof forever, as fully as we do by virtue the Deeds above referred to.

In Witness Whereof we the said Elisha Parks and Mary Ann his wife and Thomas Lord and Frances J. wife of said Thomas in token of their relinquishment to Dower in the premises have here unto set our hand and seals this twentieth day of September in the year of our Lord Eighteen hundred and thirty three.
