Know all Men by these Presents,
That I, George M. Brooks of Concord in the County of Middlesex and Commonwealth of Massachusetts, In consideration of Four thousand Dollars to me paid by William Munroe of Boston in the County of Suffolk and Commonwealth aforesaid, the receipt whereof is hereby acknowledged, do hereby give, grant, bargain, sell, and convey unto the said William Munroe and his heirs and assigns forever,
A certain parcel of land, with the buildings thereon, Situated near the centre of said Concord containing one acre more or less.
And bounded beginning at the Northwesterly corner of the premises by land of Cyrus Benjamin and Main Street, thence Easterly on said Main Street to a cross street leading from said Main Street to Hubbard Street, thence Southerly on said cross street to said Hubbard Street, thence Southwesterly on said Hubbard Street to land of the Town of Concord, thence Northerly on land of said Town of Concord and land of Cyrus Benjamin to the bound first mentioned.
To have and to hold the above-granted premises, with all the privileges and appurtenances to the same belonging, to the said William Munroe his heirs and assigns, to their own use and behoof forever.
And I the said grantor for myself and my heirs, executors, and administrators, do covenant with the said grantee and his heirs and assigns, that I am lawfully seized in fee simple of the afore-granted premises; that they are free from all encumbrances
that I have good right to see and convey the same to the said grantee and his heirs and assigns forever, as aforesaid; and that I will and my heirs, executors, and administrators shall warrant and defend the same to the said grantee and his heirs and assigns forever against the lawful claims and demands of all persons.
In Witness Whereof, I the said George M. Brooks together with Mary A. wife of the said George M. who joins herein in token of her release of all right and title of or to both dower and homestead in the granted premises, have hereunto set our hand and seal this twenty-sixth day of April in the year of our Lord eighteen hundred and sixty nine.
